HQ Creative Office is the premier developer of upscale creative office space in Los Angeles, CA. It is a subsidiary of The HQ Group, founded by entrepreneur Robert Herscu. The HQ Group currently owns and manages a portfolio of shopping-centers, high-end restaurants, and ancillary related businesses.
HQ Creative Office was founded in 2011 with the goal of providing creative office tenants a turnkey working environment alongside architectural significant design and construction. Over the past three years the company has leveraged its reputation in successful real estate and entrepreneurial ventures into becoming the prominent adaptive reuse developer for the innovative community. HQ Creative Office achieves this through a holistic process in which property sourcing, architectural design, construction and material sourcing, are all done with the single vision of end user functionality and spatial awareness.

CEO & Founder of HQ Development
Robert Herscu founded HQ Entertainment in 1992, he earned his degree in Economics and Accounting at Monash University in Melbourne, Australia. After Immigrating to the United States he spent several years working in mergers and acquisitions for Shearson Lehman Brothers in New York City. Eventually Mr. Herscu decided to put his entrepreneurial passion into play, creating companies with sales in excess of $300 million. The success and value created by these ventures solidified Mr. Herscu’s reputation as a sharp visionary and his relationship with leading shopping mall developers, such as Westfield, Macerich, General Growth Properties, Taubman, Vornado, Preit, CBL, Caruso and others. Mr. Herscu became involved in the real estate market by forming HQ Development in 2003. At present, HQ Development holds 200,000 square feet of strip shopping centers, industrial buildings, and entitled land for commercial projects, as well as numerous buildings for creative office space.
Fred, a native of Mexico, graduated with a degree in Justice Administration from Imperial Valley College in California. In 1991 Fred began to invest and open several food concession stands within shopping malls. Through these interests, Fred met Robert Herscu, and in 1992 they formed a partnership to develop a vending machine business that included candy dispensers, kiddie rides, soda machines, and payphones. The relationship expanded to include ATM machines and seasonal marketing ventures in shopping malls. More recently, Fred was part owner and operated of the largest double-decker carousel company in the United States. He is actively managing a number of commercial real estate properties for The HQ Group. Mr. Shiffer has been business partners with Mr. Herscu for the past 25 years.
Mei Zheng, a native of China, graduated with a degree in Law from Wuhan University in Wuhan, Hubei, China. She has worked in the public and private sector in China, Japan, and the US. In 2004, she received her Accounting Certificate from UCLA. Ms. Zheng joined The HQ Group in 2005, where she works alongside Mr. Herscu on various projects. Her roles at HQ include analyzing investment opportunities and managing the Group’s finances.
Na’ama Termechi grew up in Los Angeles, and graduated with Master’s Degree in International Relations and Economics from SAIS, Johns Hopkins University. Joining HQ in early 2016, she transitioned into real estate development, after many years in roles related to science and technology stressing multilateral cooperation, expert recruitment, and philanthropy. Na’ama also holds a Bachelor’s Degree (Honors) in Psychology from UC, Santa Barbara.
Stephanie Greene began her career in Wholesale Telecommunications account management for 10 years. She later ventured into restaurant management and event planning for the past 6 years, focusing on clientele growth through marketing, events, and maximizing client experience. In 2017, Stephanie joined HQ Development wearing many hats, but her main concentration is property maintenance by sourcing service providers and overseeing some current developments.
Originally from England, Alex Bird has more than 10 years of professional experience and $1.5 billion dollars in real estate transactions to his name. In 2005, Alex began his career with Newmark Grubb Knight Frank, specializing in office and retail developments in London’s financial district. Working with the senior partner, he completed the purchase of Britain’s most expensive office building, 30 St Mary Axe, for ₤600M. In 2007, Alex was awarded membership to the Royal Institute of Chartered Surveyors. In 2009, Alex moved to Los Angeles to work with The Coffee Bean & Tea Leaf, specializing in store development and franchising. Then, in 2012, Alex became involved with adaptive reuse projects focusing creative office and multi-family real estate. He subsequently obtained his real estate license and joined HQ. Alex received a Bachelor’s Degree (Honors) in Management and IT from Manchester Business School at The University of Manchester, and a Master’s Degree in Property, Valuation & Law from Cass Business School, City University, London.
